Roof Inspections
Roof inspections are vital and often required during appraisals or when buying and selling a home.  It's equally important for buyers and sellers to know the condition of a roof prior to the sell or purchase.  A seller may want to have the roof certified in good condition as a selling feature to the home.  A buyer may want to know that there won't be any additional and unexpected out of pocket expenses a year or two after they purchase a home.  Either way, it's important to have your roof inspected even if it's nothing more than assurance that you are after. 
Missing Shingles
 
Missing and torn shingles are common in areas where high winds can be expected and will leave the inside of your home vulnerable to potential water damage.
Damaged Flashing
 
Improperly installed roof flashing can leave your home open to excessive and costly water damage. The damage will most commonly appear around fireplaces, water coolers, and vent pipes.
Missing Granules
 
It's normal to have a limited amount of loose gransules but over time, loose granules can turn into full on bald spots and this can be detrimental to your home especially on an aging roof.
